Rent in Nairobi varies more than most first-time renters expect. Two neighbourhoods can sit five kilometres apart and differ by 50,000 shillings a month for the same size unit. Knowing the real numbers before you start viewing houses saves time. It also saves you from overpaying.

Here's what the market actually looks like in mid-2026, based on June–July listing data across seven prime estates.

Kilimani

One-bedroom apartments run KES 55,000 to 75,000. Two-bedrooms sit at 85,000 to 120,000. Three-bedrooms go for 130,000 to 180,000.

Rents stabilized here after a 5% increase earlier in the year. Demand stays strong for two-bedroom units with parking. Most buildings date from 2010 to 2022, and newer developments command a real premium over older stock.

Westlands

One-bedrooms range from 60,000 to 80,000. Two-bedrooms cost 80,000 to 110,000. Three-bedrooms go for 120,000 to 170,000.

Rents are broadly stable, though one-bedroom units have softened slightly due to oversupply. Two-bedroom units with dedicated parking remain the most sought-after size in the area.

Lavington

One-bedrooms start at 65,000 and go to 90,000. Two-bedrooms run 90,000 to 130,000. Three-bedrooms command 140,000 to 200,000.

Lavington posts the highest apartment rents of the seven estates surveyed. Most buildings were constructed between 2015 and 2024. Demand for three-bedroom units with premium finishes remains strong.

Kileleshwa

One-bedrooms cost 50,000 to 70,000. Two-bedrooms run 75,000 to 110,000. Three-bedrooms sit at 110,000 to 160,000.

Rents here are stable, with a slight uptick for two-bedroom units. Kileleshwa continues to offer a reasonable middle ground. Quieter than Kilimani. Cheaper than Lavington. Still centrally located.

Parklands

One-bedrooms go for 45,000 to 60,000. Two-bedrooms run 70,000 to 100,000. Three-bedrooms cost 100,000 to 150,000.

Parklands is the most affordable of the seven estates in this report. It draws strong demand from young professionals looking for value without sacrificing connectivity.

Karen (Standalone Houses)

Karen is a house market, not an apartment market. Three-bedroom houses rent for 120,000 to 200,000. Four-bedrooms run 180,000 to 350,000. Five-bedrooms command 250,000 to 500,000.

Demand is growing for three-bedroom houses under 150,000. Some older homes are being renovated and re-listed at higher rents, which is tightening supply at the lower end.

Runda (Standalone Houses)

Three-bedroom houses rent for 150,000 to 250,000. Four-bedrooms go for 220,000 to 400,000. Five-bedrooms range from 300,000 to 600,000 making Runda the most expensive of the seven estates for standalone housing.

Supply is tight for four-bedroom houses under 250,000. Demand from expatriate families continues to push prices up.

Budget and Mid-Market Areas

Not everyone is renting in the leafy west. Further from the CBD, prices drop sharply.

In Lang'ata, two-bedroom apartments run 30,000 to 60,000. In Hurlingham, one-bedrooms cost 40,000 to 80,000. In Eastleigh, one-bedroom units go for as little as 15,000 to 30,000, reflecting the area's dense, budget-conscious rental market. In Kayole, one-bedroom units average around 15,000. In areas like Kibera, basic housing can go for as low as 5,000 a month.

These numbers matter. They're a reminder that "average rent in Nairobi" depends entirely on which Nairobi you're talking about.

What's Driving These Numbers

Location still commands the biggest premium. Proximity to the CBD, good schools, and shopping centres pushes rents up consistently across every estate surveyed.

Building age matters more than people expect. Newer developments, typically built after 2020, command a 10 to 25% premium over older stock in the same neighbourhood. That's a direct result of amenities like backup power, boreholes, and better security systems becoming standard expectations rather than luxuries.

Two-bedroom units are the sweet spot almost everywhere. Demand consistently outpaces supply for two-bedroom apartments with parking, across Kilimani, Westlands, and Kileleshwa alike. If you're hunting in this segment, expect more competition and less room to negotiate.

Amenities now come standard, not as extras. A pool, gym, generator, and borehole water are baseline expectations in Nairobi's mid-to-upper apartment market in 2026. Buildings without them are the ones offering the steepest discounts.

A Practical Note Before You Sign

Whatever estate you're considering, budget beyond the headline rent. Most landlords require one to three months' deposit plus the first month upfront. Service charges, where applicable, are often billed separately, and they can add a meaningful amount to your real monthly cost.

Rent ranges above are asking prices, not guaranteed outcomes. Actual figures shift with furnishing, floor level, exact street, and how well you negotiate. Use these numbers as a starting point for your search, not a final answer.
